NEW STACKING
De Kaap is not a standard tower. The building is stacked both vertically and horizontally, with great differentiation in height. Not only does this make the building look friendlier than a classic tower, this different way of stacking also offers much more quality of living.
De Kaap will be the ‘gatekeeper’ of the new residential area Oudorp, just southeast of the center of Alkmaar. It will be located at the head of the neighborhood entrance, with the highest point clearly visible from the city and heading south. Towards the neighborhood, the stratification is reduced like a stepping stone to the smaller-scale environment.
It is one of the first new developments on the 43-hectare Oudorp industrial site that will be transformed in the coming years into an area for living, working and recreation.
Despite the high building density, the new district will have a green appearance. The hybrid De Kaap – between tower and staggered apartment building – provides this. It radiates (green) quality all around. Every roof surface is a real garden, coves are an excellent place for a spacious winter garden. At the highest point (35 m) there will be a large greenhouse, intended for all users of De Kaap. The place to meet and enjoy the great view over Alkmaar.
The building is multifunctional. In addition to housing, there will be spaces for catering, fitness, care and collective functions. It is also possible to link business space to residential. Higher in the building there are collective workspaces for residents who (also) work from home.
De Kaap has various housing types and sizes, and the possibility to arrange them differently. This makes the building suitable for a broad target group: from young to old, from singles to families with children..
